Hi I've lived in Colorado over 25 years. I'm originally from the St Louis area. I love the outdoors, traveling and giving tips on places to visit. I'm a big dog lover and my husband and I compete our dogs in agility competitions. My husband, Steve and I have enjoyed hosting guests in our Pinery apartment so much, that we decided to purchase a beautiful home in Fairplay, CO to share with guests. We love the Fairplay location. It's got small town charm and a great location for anyone who loves the outdoors. I'm been in the hospitality and tourism business for over 25 years and I believe in good old fashion customer service and love interacting with people. I've worked hard on both of my homes to make them your home away from home. I hope you enjoy them as much as we do.

House Rules

-No drugs or smoking of any kind, anywhere on the property (this a strict and non-negotiable policy, so please find another property to stay at if you or your guest are smokers of any kind) If this rule is broken you'll be asked to leave and extra cleaning fees of $500 will apply. -This is a quiet area, so we ask that you keep the noise down. Quiet times are 9:00 pm to 7:00 am. -The person booking the reservation must stay per Airbnb terms. Do not book a reservation for someone else. -Damage-All guests are responsible for breakage, abnormal wear and tear, and/or excessive cleaning expenses. -Your cleaning fee includes washing all linens, cleaning of bathrooms, kitchenette and floors. Your cleaning fee does not include messes, that are above and beyond normal stays. If check out list isn’t followed, extra cleaning charges may apply. Extra cleaning will be charged starting at $50 and up. Please help us out with the simple check out list. -No children (0-9) 9 and over only -No service or ESA dogs- My 3 dogs are unable to share the yard with other dogs, but loves people. -No refund for delayed arrival or early departure - Only registered guests are allowed on our property, unless approved ahead of time. -Check is at 5pm unless previous arrangements are made for an early arrival, if available. -Do not feed or approach the wildlife/deer -Security camera, mounted above the garage, facing the street, recording 24/7. -When booking this property you acknowledge that you have read the entire listing AND agree to all of the House Rules. Notes

Must like dogs, since my 4 friendly dogs share the yard. Deer do roam the property. No service animals due to shared yard with my dogs. You may hear them barking, but it would be brief. It is a basement space of our house and we are up at 530am, but we do try to be quiet as possible. We are conscious about keeping the noise down, but like a hotel, you will hear some noise above you. I have a noise machine available, if needed. There is a not separate temperature control, only heat/air vents. I have a separate portable heater, electric fireplace and fan. The utility room is in the space, so you will hear some noise. It stays cool from the summer heat. The entrance is accessed thru the back of the house via a short sidewalk, the deck and 10 outside stairs. It may be snowy in between shoveling. I do my best to keep it clear.
